According to Walk Score, someone’s happiness depends significantly on how well their neighborhoods are walkable. Walkability refers to easy access to bike lanes, public transit, and the proximity of amenities within a five-minute walk.

Niagara College

The neighborhood is located around its namesake Niagara College‘s main campus on Niagara College Boulevard. Residences closer to the campus are widely popular amongst students. Still, Niagara College is made up of residential streets with mature trees, quiet areas, varied property styles, and beautiful, wide front yards.

Niagara College is ideal for students and employees who want to walk from work to school or rely on the transit link between Niagara College and Brock University in St. Catharines. The campus is also an important transit hub, with many bus stops servicing the area. Moreover, the neighborhood is incredibly family-friendly.

Seaway

Seaway shares the name with Seaway Mall, an indoor shopping destination in northeastern Welland, Ontario. In Seaway, it’s straightforward to get around on foot, by vehicle, or by bus, thanks to the access to the 406-highway by Woodlawn Road or the nearby shopping center.

Residents can walk or drive to the Seaway Mall and have access to the shop and restaurants within and all the commercial areas around the mall. Separately, commuters to Niagara Falls and St. Catharines will see that living in the northeast of Welland will considerably reduce their commute time. Niagara Falls and St. Catharines are 20 to 30 minutes away from Welland’s core, but leaving from the Seaway can reliably shave 5 minutes off the drive.

Downtown Welland

This neighborhood is a great place to live if you appreciate access to the Welland Canal and waterfront views. The area features long trails along the water and various natural green spaces you can experience. Moreover, Downtown Welland is a popular spot in Welland for those who enjoy lovely weather, exploring, hiking, and dog walking. In addition, some of the most significant community features and local restaurants are located in the neighborhood, helping it earn high marks with residents and cyclists who enjoy exploring food.

The neighborhood is the destination for those who want to be close to nature, great attractions, and amenities like the main branch of the Welland Historical Museum, the Welland Public Library, or the Civic Square Skating Rink, open for public use in the winter.

Benefits of Real Estate Investing in Welland

Welland is where industry, transportation, and trade converge in a thriving economic hub. Moreover, the city is linked to ocean ports across the world, including Europe, South America, Hong Kong, and the Pacific Rim, and connected to the rest of the world by waterways, roads, railways, and planes. The accessibility has made Welland the major industry hotspot that it is today.

Welland is the ideal market for investors, being on track to become Ontario’s next industrial real estate powerhouse. Due to the impressively favorable tax rates and massive supply of shovel-ready industrial land, Welland attracts development, innovation, and new industry to the city. When it comes to the real estate market, homes in Welland spend 28 days on the market, compared with Niagara’s average of 35 days. Welland offers a relatively low entry cost for those looking to invest and want to benefit from the opportunities provided by Southern Ontario without having to break the bank on exorbitant home prices.

Overall, the city is full of potential. Thanks to its diversified economy, development landscape, and thriving industries, Welland provides a unique opportunity for investors or those who want to move to a quiet, impressive city. No matter what type of property you’re looking for, Welland is a growing city worth looking into.
