Single-ply commercial roofs are ideal for building owners who want to cut down on labor costs and minimize the energy used for air conditioning. They also have advantages in the form of flexibility, durability, lightweight and high reflectivity.

Thermoplastic polyolefin (TPO) is the most popular single-ply roofing membrane. This product is highly resistant to UV radiation and impacts. It also provides excellent weather resistance.

TPO is an ideal single-ply membrane for low-sloped roofs. Thermoplastic polyolefin roofing systems are available in various colors, including black, white and gray.

EPDM Membrane Roofing

You may be interested in EPDM membrane roofing if you live in a cold climate. This durable, water-resistant material is one of the most popular roofing materials. This type of membrane has been used on more than 500,000 roof installations.

EPDM offers many advantages over other types of roofing. For example, it is flexible and can easily be shaped to fit any gutter system. It is also resistant to punctures to stand up to harsh weather conditions. Also, it is relatively inexpensive to maintain. Unlike other types of roofing, EPDM doesn’t require costly repairs or re-taping.

The thickness of the material is an essential factor in its longevity. A thin EPDM membrane will only last for a short time as a thicker one. That’s why the thickness of the roofing system you choose should be determined by the climate you live in.

BUR (built-up roofing)

BUR (built-up roofing) is a highly durable and reliable flat roof material. It has been around for many years and is still a trendy choice for commercial and industrial buildings. Built-up roofs provide a waterproof barrier to protect your structure and the insulation needed for energy efficiency.

In modern built-up roofing, a thick layer of rigid insulation is used at the base of the roof. This insulation helps maintain consistent temperatures in the building and allows the building owners to save on heating and cooling costs.

The main components of a built-up roof are a waterproof membrane, a base sheet, and a series of reinforced fabric sheets. These sheets are made from unique fabrics, which help increase the membrane’s durability.

Steep-Sloped Roofs

Steep-sloped roofs are one of the least standard roofing options for commercial buildings. They require more material and labor, and they can be costly. However, they offer several advantages. Besides the visual appeal they bring to a building, they are also more durable. In addition, steep sloped roofs can add additional living space to a property.

Steep-sloped roofs are most commonly used for residential and multi-family homes. Commercial buildings that are too large to use a steep slope roof are often designed with a flat roof, which is less expensive.

A low-slope roof has a pitch that ranges between 2/12 and 4/12. Its structure makes it easier to roll off water or liquid and eliminates the risk of water buildup.

Maintenance of a Commercial Roofing System

A commercial roof system is an investment, and keeping it in top shape is essential to ensure it’s serving its purpose well. Investing in suitable materials and keeping them well-maintained can increase its lifespan and make it more energy-efficient.

Keeping your commercial roof in good condition can save you money in the long run. It can also prevent costly repairs in the future. To do this, you must understand how to inspect your roof correctly.

An inspection of your commercial roofing system should include assessing the components. This consists of the roofing system, the parapet, and the mechanical equipment. Also, checking the drainage and gutter systems is a good idea. If your drains or gutters are clogged, you invite moisture and mold into your building.
